The homebuyer report covers everything but it is less detailed, it is more suited to flats and smaller houses.
Less detail is required on more modern buildings that were constructed in a more regulated manner and generally without the inherent defects found in pre 1930’s houses.
The same aspects of the construction of the property are included in the homebuyers report, that are in a building survey report but with less detail.
The report is in a different format and is without photographs. The format includes a traffic light system that ranks the condition of the individual elements. Condition rating 1 for elements in good order with no significant defects. Condition rating 2 for elements requiring some repair and condition rating 3 are elements that require urgent attention or urgent further investigation.
